I spotted a little house that I thought was just right for me and waited a long time for it to go on the market.I had my heart set on it. I chose L.E. Real Estate to make the offer for me and guide me through the process. I am so glad I did. There are a lot of pitfalls involved in buying a home! First, the mortgage company, when it was time to sign for the loan, the amount was higher than they told me it would be... I was able to call Lea and ask her what I should do. She explained to me what "junk fees" were, and was able to assist me in getting 1800$ in junk fees knocked off the agreement in one fell swoop. Lea guided me in the inspection process and which inspections to order first, finding a deal-breaking problem early on saved me from paying a pricey appraisal fee. Finally, when we were sure that the house had significant problems and was not the right house for me, I realized how Lea's meticulous agreement writing truly benefitted me. Lea wrote into the contract that the inspection period would not begin until the electric service was turned on... this seemed like an unimportant detail when I first read it. However, 15 e-mails, 10 phone calls to the listing agent, the county and electric company later, proved that the electric service being turned on was a much bigger deal than I ever anticipated. It took 14 days to get service to the house. After I cancelled the contract on the house, the seller said that I had failed to cancel within the 10 day period and that they were going to keep my $1000 good faith money.....Lea jumped on them like a pack of wolverines; Armed with the contract, clearly stating inspection period begins when electric is on.... She got my good faith money sent back to me in short order, specifically, overnighted! When it was all done, I apologized to Lea, for all the work and time she had given to me for a house that I didn't buy, yielding no commission for her. She said it, and meant it. " Audrey, I want you to have a home that you are happy with, no commission is worth a client trapped in a house that is wrong for them. " There was never a time when Lea did not make herself available to answer questions and help resolve problems. She didn't just get me signed up for the sale and forget me, she followed through and was there for me. Even after the prospect of making money was over. Lea treated me like a million dollar client, even though I was buying a tiny, inexpensive home. You could not find a real estate agent who is more invested in integrity than Lea Swartz. no way, no how.
